Getting ready for your first open home is an exciting but also daunting time in your campaign.

Making sure your home is 100% ready is crucial to the launch of your property.

We caught up with Agent, Elliot Seeto, to chat about how to get ready for your first open home.

How important are first impressions?

When it comes to selling your home, first impressions are EVERYTHING. I often say that an Open Home is like a first date.

You only have one chance to make a great impression, so do everything you can to make sure it is perfect!

The first impressions and feelings that a prospective buyer gets when they see your home for the first time can be the difference between them walking in and falling in love with your home or walking straight out of the door in less than one minute.

You want a buyer to fall in love with your home and the better your property presents, the better your chances are of a buyer paying a premium price.

What are some things people tend to forget leading up to open homes?

People forget that even if you're not physically conducting an open home, your house must be up to scratch - especially the outside.  

As soon as you list your property for sale, your property will always be “on show” - both during the day and night.

Buyers will often do a drive by after seeing your home advertised online.

I’ve come up with a few easy DIY tips to help maintain a strong street appeal

1.     Make sure your front gardens and lawns are clean and well maintained.

2.     Remove all junk mail and newspapers from the letterbox and yard as they arrive.

3.     Each night, turn on some or all of the outdoor lights.

What can people do to ensure they are ready for their first open home?

When it comes to an open home, there are a few simple steps that need to be done to ensure your home is ready

1. Clean, de-clutter & simplify every room and every space

You want a prospective buyer to imagine their own belongings in each space, so do your best to de-clutter each room. This will also help make each room appear larger.

Give the house a big clean before your first inspection. That way you just need to do a small clean prior to the next inspections.

Buyers notice every little detail so clean everything, from the kitchen bench tops to the floors to the taps and sinks in the bathroom. Make sure everything is sparkling!

2. Natural light

Make the most of the natural light throughout your home and open all of the windows, curtains and blinds.

3. Smell

Like a nice perfume or cologne, the sense of smell can make a lasting impression, so open up some windows throughout the house, especially if you have pets.

Buy some fresh flowers, subtle scented candles or have some essential oils going, it will often make a big difference.
