Why the Gap Between Brisbane’s Prestige Houses and Apartments Has Never Been Smaller

LA VÙE Balmoral combines house-like space, privacy and parking with the security and simplicity of a boutique six-residence building.

 

Brisbane’s prestige buyers are no longer asking what they must sacrifice to move into an apartment, according to Place New Farm’s Sarah Hackett.

“High-end buyers are asking why they should continue maintaining a large house when the right apartment can offer the space, privacy and practicality they use every day,” she said.

That shift is driving early interest in LA VÙE, a boutique collection of six residences nearing completion on Balmoral Hill, with enquiry coming from Brisbane and Southeast Queensland homeowners considering the sale of substantial family properties.

Mrs Hackett said the lifestyle gap between Brisbane’s prestige houses and apartments had never been smaller.

“Luxury apartment buyers still want generous living areas, a second media room, ensuited bedrooms, high ceilings, proper parking, privacy and space to entertain, and that’s exactly what LA VÙE delivers,” Mrs Hackett said.

ÁRDO Property Group Director Ben Davis said LA VÙE was designed around the features prestige homeowners were least willing to surrender.

“We started with what makes a house work well: volume, separation, privacy, multiple living areas and proper car accommodation,” Mr Davis said.

“Keeping the building to just six residences allowed us to deliver those elements while offering the security and convenience of apartment living.”

The five three-bedroom residences feature approximately three-metre ceilings, a separate media or multipurpose room, multiple ensuited bedrooms, private lift access and two secure side-by-side car spaces.

With only six homes in the building, LA VÙE also offers the privacy of boutique living without the scale and shared facilities of a large apartment complex.

Solar power services the building’s common areas, helping to keep ongoing body corporate costs down.

Mrs Hackett said buyers were looking beyond body corporate fees and considering the full cost and responsibility of maintaining a prestige house.

“They are adding up insurance, gardening, exterior upkeep, repairs, security and the time spent finding and managing trades,” she said.

“For people who travel regularly or want a home at the coast and a secure base in Brisbane, being able to lock the door and leave has become a genuine luxury.”

The full-floor penthouse takes the house-like proposition further, with four bedrooms, 304sqm of internal and external living, a private rooftop pool, three-car accommodation and more than 15 metres of frontage capturing city views.

The pool, third car space and full floor position are exclusive to the penthouse, which has already attracted multiple expressions of interest ahead of its formal launch.
