Brisbane Property Market Wrap — May 2026

Place completed 233 contracts across Brisbane in May — a combined sales value of $401 million in a single month.

 

May delivered strong numbers across the board. With auction volumes up significantly in April, the results reflect a market where there are still plenty of active buyers with genuine reasons to act and where well-presented properties continue to attract real competition.

Auctions: 57% clearance rate across 119 campaigns

Place ran 119 auction campaigns in May, with 54 properties selling on or before auction day and a further 10 selling after auction day, delivering a 57% clearance rate. To put that in context, Brisbane-wide clearance rates tracked by Domain ranged between 22% and 37% from week-to-week across May. Place's result is well above that market average, reflecting the depth of buyer engagement our agents are seeing across Brisbane's inner and middle-ring suburbs. The top sale price for the month reached $5 million, reinforcing the continued strength of Brisbane's prestige market.

Off-market: buyers are looking before properties hit the market
