Anyone selling their home through the auction process would agree that there is a certain level of excitement and nervousness in the lead-up to the big day. So when over 200 attendees arrived at 23 Richmond Street to watch the post-war property go under the hammer on Saturday, June 10, both the sellers and the Peter May team from Place Graceville were completely overjoyed. Curious why this charming three-bedroom residence attracted so much interest? Read on for insight with Place Chief Auctioneer Peter Burgin.

Set on a 612sqm allotment in Chelmer’s sought-after highside, the 1950s home had plenty to offer astute buyers, investors and renovators alike. “The home was in a premium Chelmer location with an amazing northern aspect at its rear,” explains Peter. “It was very liveable, but there was also an opportunity to renovate or build a brand-new home.”

Owned by the one family for the past three generations, the property undoubtedly ticked all the right boxes for those seeking a Chelmer address. Close to popular cafes, restaurants, public transport options and cinemas, the residence served as the perfect base for enjoying the suburb’s family-friendly lifestyle. “There was definitely demand from buyers who wanted to build a new Chelmer home,” says Peter. “It was a truly great campaign and the property generated a lot of interest.”

On a chilly winter’s afternoon, an enthusiastic crowd gathered at the home to watch the thrilling event. Led by Chief Auctioneer Peter Burgin, the experienced Place Auctions team knew that this auction was definitely one to remember. “There were 12 registered bidders, roughly 60 bids and over 200 people in attendance,” says Peter. “The auction paused at $1,450,000 and was announced on the market. The bidding later advanced to $1,500,000 and ultimately sold!”

Achieving a phenomenal result for the sellers, the team were grateful to have been involved in such a special day. “It was a quite an emotional experience for the sellers, as they were selling their parents’ home and the place that they grew up in,” says Peter. “We were excited to have attracted such a fantastic turn-out – what a sight! It was a wonderful auction and the market is absolutely on fire at the moment.”
