20% Lower Power Bills and No Water Bill: The 10-Acre Home Saving Its Owners Thousands on Bills

A stunning acreage property with a heated pool, spa, large home and three-phase powered shed has come to market north of Brisbane with electricity bills about 20 per cent below the average south-east Queensland household.

 

The owners of 8/71 McNamara Road, Rocksberg, in the Moreton Bay region, have averaged about $400 a quarter in electricity costs, or roughly $31 a week, despite running a four-bedroom acreage home, automated freshwater pool and spa, and extensive infrastructure. That’s around 19.5 per cent below the $1,988 annual reference electricity bill for a typical south-east Queensland household.

Place Caboolture director and marketing agent Melissa Brooker said the figures challenged the assumption that acreage living had to come with huge ongoing bills.

“Buyers love the idea of acreage, but the conversation quickly turns to what it will cost to run,” Melissa said. “This is nearly 10 acres, a substantial family home, a pool and spa, caravan accommodation and a powered shed, yet the electricity costs are lower than the average household bill. “That is a very different proposition for buyers who want space but are conscious of the cost of owning it once they move in.”

The home’s 10kW solar system helps power the property, while more than 100,000 litres of filtered rainwater storage mean there are no water bills.

It is also part of the gated Thornhill Heights Estate, where just eight residences share access to more than 300 acres of private bushland, walking and horse-riding trails, seasonal creeks and native wildlife.

Place Caboolture co-agent Jaedyn O’Brien said sustainability was becoming a genuine point of difference, particularly in larger lifestyle homes.

“Buyers are looking past the purchase price now. They want to know what the home costs to cool, heat, maintain and live in,” Jaedyn said. “Solar, water storage and efficient infrastructure are no longer just nice extras. They can materially change the affordability of a property over time. “This home offers the space, and privacy people expect from acreage, but it has been set up in a way that makes everyday ownership far more manageable.”

Positioned high within the estate, the residence takes in views across the Glass House Mountains, Brisbane River and toward Moreton and Stradbroke Islands.
