Exciting new Bulimba Barracks precinct set to transform suburb

Loved for its family-friendly facilities and relaxed atmosphere, Bulimba will soon become even more attractive to buyers, following Brisbane City Council’s approval of the new Bulimba Barracks precinct. With plans confirmed to reimagine the historic and vacant Fabrication Workshop site as a vibrant lifestyle hub, the anticipated Bulimba Barracks precinct will soon welcome a new icon for the locale and its surrounding suburbs.

Expected to be completed by Brisbane developer Shayer Group in a series of multi-stage developments, the project will encompass 21 hectares of riverfront land along Apollo Road. Featuring a proposed master-planned residential community, Bulimba Barracks will also see a wartime workshop be refurbished by architect firm Buchan to include a collection of hospitality venues, retail vendors and a boutique supermarket.

Place Bulimba Partner and Lead Agent Carla Haddan says this is undoubtedly a dynamic addition to the local landscape. “This project has the potential to enhance convenience and lifestyle in our area,” explains Carla. “With such a prime waterfront location being repurposed, we’re likely to see the area become a new hub of activity, bringing new energy to the suburb.”

Paying homage to the workshop’s past by reusing salvaged materials where possible, the new development will also boast an open central area for community events, pop-up retailers and al fresco dining. Place Bulimba Lead Agent and local Shannon Harvey believes these inclusions reflect Bulimba’s lifestyle. “Bulimba has always had a relaxed, nature-driven and community-focused vibe,” says Shannon. “These elements are a beautiful fit for the way locals live and connect.”

Showcasing climate-responsive design and enhanced river connections, the project will also incorporate new public art spaces, community gardens and play spaces. Growing up in the suburb, Place Bulimba Lead Agent Kasey Drake believes the Bulimba Barracks precinct has the potential to increase buyer demand further. “The new precinct will help connect the north-eastern pocket of Bulimba with its own shopping and lifestyle hub, which could see property values and buyer demand increase,” says Kasey. “With easy access via the CityCat, plus new parks and hospitality destinations, it’s set to become a real drawcard for locals and visitors alike, and I’m genuinely excited!”

Plans for the project have been approved by Brisbane City Council, with development expected in the near future. For more information on the Bulimba Barracks precinct, visit Buchan, or subscribe to the newsletter below to keep up-to-date with all things Brisbane real estate.
