Brisbane’s west is in demand

Whether you’re considering moving or you’re wanting to gauge how your suburb is performing with potential buyers, it’s smart to keep an eye on the property market.

 

Revealing fantastic insight, RealEstate.com.au has unveiled new analysis by its research team PropTrack to show exactly which Brisbane postcodes are in demand at the moment. The results? It seems, amongst potential buyers, west is best.

Looking at the suburbs with the most potential buyers per listing relative to the median of their greater capital city or the rest of the state, PropTrack found that Kenmore Hills (14 kilometres from Brisbane’s CBD) topped the list for Greater Brisbane. Calculated on a yearly basis from August 2021 to July 2022, the report highlighted that there are 116.9% more buyers looking at property in this suburb than typical across the city.

Experienced in selling Kenmore Hills homes, Place Graceville Lead Agent Matt O’Neill says it’s easy to see the suburb’s appeal. “The majority of homes here are brick and are on large lots of over 900sqm,” says O’Neill.

“Kenmore Hills gives you the feeling of living on acreage but is still just five minutes from local conveniences, such as Kenmore Plaza and Kenmore Village. Indooroopilly Shopping Centre is also only a 10-minute drive away.”

O’Neill also credits Kenmore Hills’ lifestyle and family offerings for its success. “There are fantastic school catchment areas here and the majority of homes are owner-occupied,” says O’Neill. “Also, you can purchase a large lot that is not quite as expensive as similar properties in the neighbouring suburb of Brookfield.”

PropTrack economist Angus Moore found that quality of life definitely had an impact on potential buyers. “We are seeing prices in peripheral parts of the city hold up a bit better than prices in the inner city, which suggests that the Covid trend towards people wanting a bit more space and being less tied to the inner city is continuing,” said Moore.

Also performing well, Newmarket in Brisbane’s inner city was ranked second on the list. Rounding out Greater Brisbane’s top five in-demand suburbs were Pullenvale and Brookfield in Brisbane’s west, as well as Wilston in Brisbane’s inner city. Following and making up the top 10 were Gordon Park in Brisbane’s north, the inner-city enclaves of Windsor and East Brisbane, Belmont in Brisbane’s east and Seventeen Mile Rocks in the west.

Key potential reasons for Kenmore Hills’ demand:

  1. Spacious lots and an acreage feel.
  2. Solid brick homes that are primarily owner-occupied.
  3. Proximity to local conveniences and a short commute to Brisbane’s CBD.
  4. Excellent school catchment areas.
