Why is January the hottest time of year to sell your home?

January comes but once a year and brings forth the opportunity for change and new beginnings. 

 

Did you know it's also the hottest time to sell your home in Brisbane? We spoke to some of our Place agents who provided their professional insight as to why January is a good time to sell your home.

 

Why is January considered the hottest time of year to sell?

“We tend to experience higher levels of enquiry in January, as people have generally had time off, they’re feeling relaxed and ready for the new year, and they are starting to think about what they want to do with their property or investment and are looking to find a new place to start the year.” – Darren Cosgrove. 

“People are eager to start new chapters in the new year and are questioning; ‘have I outgrown this house? Maybe I need something smaller? Should I move my kids to a new school?’ Whatever the question, finding a new home is a resolution that many hope to accomplish in the new year.” – Jonathan Tesese.

“January is an ideal time to sell your home as you are likely to get a higher rate of enquiries from buyers who are looking for a fresh start in the new year. With this in mind, it’s important to make sure your house is market ready. Make sure you’ve de-cluttered, staged and cleaned your house to attract potential buyers.” – James Gwynne.

 

Is there demand for property in January?

"We are experiencing a lot of buyer demand this time of year, as many have been thinking, ‘what's next?’ over the holiday break. The new year is a great time for people to think about their goals and future plans.” – Ping Han.

“With the new year comes high enquiries from potential buyers who are eager to purchase a new home. This increased demand is due to a multitude of factors, including high rates of migration, people seeking a change in their lives, or their situations changing in the new year.” – James Gwynne.

 

What are you experiencing on the ground?              

“Over the Christmas and new year break, our team saw a huge volume of enquiry. At open homes, we have experienced a great uptake in buyer volumes, and this has indeed resulted in multiple offers on the table.” – Ben Smith.

“Last weekend, our team met and checked in over 100 buyers to our open homes! Alongside experiencing fantastic numbers at our open homes, we are currently chatting to a lot of interested buyers that are eager to buy before the start of the school term, and those hoping to settle into a home in the early months of the year.” – Shannon Harvey.

 

Brisbane experienced record numbers for interstate migration in 2022, are signs pointing to this continuing in 2023?

"Interstate buyers are drawn to Queensland and the lifestyle it has to offer. People are seeking a lifestyle change this time of year.” Jonathan Tesese.

“We are seeing great confidence in the market and are continuing to see interest from interstate investors. For those hoping to sell their home, it’s a great time to take advantage of the interstate demand!” – Alex Denmeade.

 

What are buyers looking for in a home in January? 

“I have heard from many people in the past few weeks who have a strong desire to move due to their unique situation. January is a catalyst for change for many and people are searching for a new home to call their happy Place.” – Darren Cosgrove.
