Brisbane Property Market Wrap — July 2026

Thursday August 13, 2026 ● By Place Marketing

Brisbane's market enters a more balanced phase

Brisbane's property market is settling into a more balanced phase — and for buyers and sellers alike, that's a healthier place to be.

The post-pandemic years were extraordinary by any measure. The growth that defined that period was unlike anything the industry had seen before, and some moderation was always going to follow. What's emerging now is a more sustainable market. Buyers have more choice and more time to make considered decisions. Negotiation has returned to the process, which is exactly how a functioning property market should work.

Brisbane's underlying supply position remains tight. The number of homes available has improved from the exceptionally low levels of recent years, but the city remains undersupplied relative to pre-COVID norms. That structural shortfall continues to support values and underpin strong owner-occupier demand across South East Queensland. Some investors are taking a more cautious approach in the current environment, but owner-occupier demand remains resilient — and that's a solid foundation for the market to build on.

Place records $364.7 million in July sales

Place delivered $364.7 million in combined sales value across Greater Brisbane and the surrounding regions in July — a result that reflects both the continued confidence of vendors choosing to move and the genuine depth of buyer demand across the region.

Our agents are seeing it on the ground every week: there are active, motivated buyers with genuine reasons to act. Properties that are well presented, accurately priced, and supported by a considered campaign are still attracting real competition.

Buyers are searching before properties reach the market

Demand through Only on ePlace, our exclusive off-market platform, remains strong. Over 26,000 buyers subscribe to the weekly alert service, and the platform generates an average of 94,311 unique visits per month — from buyers who are actively looking, not just browsing. For vendors, that's a substantial pool of motivated buyers who can be reached before a property ever appears on the real estate portals.

What does the current market mean for Brisbane sellers?

The fundamentals here are sound — constrained supply, resilient owner-occupier demand, and a South East Queensland lifestyle that continues to draw people from across the country. The buyers are still there. What the current market rewards is quality preparation, considered pricing, and an agent with the experience and network to generate demand both on and beyond the portals.
