Richard Bischoff joins the PLACE Group as a Co-Director for PLACE Karalee bringing over 25 years industry experience to the role.
Alongside his partner Carrie, Richard was previously the Principal at Palace Property Agents, where he established himself as a trusted Sales Agent, Office Manager and serving member of the Karalee, Karana Downs, Chuwar, Mount Crosby and Barellan Point community.
Richard commenced his extensive property career in 1996 after completing a Property Valuation degree at the University of Queensland, Gatton Campus. Between 1996 to 2004 Richard gained extensive Sales and Property Management experience, as well as holding the Financial Administrator role as part of the PLACE Bulimba Team. From 2004 to 2021, Richard moved into Property Valuations as a registered Property Valuer operating in the western suburbs of Brisbane, Ipswich and surrounding localities. Richard and Carrie established their own independent, boutique Property Management business in 2016.
The culmination of such experience sees Richard as a highly trusted and respected advisor to his clients providing valuable insights and recommendations into achieving outstanding results when renting or selling their biggest asset.
Setting Richard apart is his sense of humility, honesty and, whilst he has a relaxed, down-to-earth nature, he is perhaps one of the most strategic thought leaders in the industry.
Outside of real estate, Richard is the proud father of four boys, enjoying as much time with his family as life allows, an avid fisherman and is quick to fit in a round of golf at the local course.

The right season depends on a huge variety of factors, including the property itself, its surroundings and area you live in. For example, are you in a tourist spot? A beach suburb? Or are there events on at certain times of the year that turn your normally quiet street or suburb into a car park? There can also be a huge advantage in marketing your home during traditionally quiet periods – winter, for example, or from mid-January into February, when other sellers are still on holidays. With fewer properties to choose from, more of the buyers will get to see your place.
On average, we find our properties take between two and six weeks to sell. This does depend on the area you live in, and you should add another two weeks to this for us to prepare your house and for your marketing campaign.
Regardless of the time of year you decide to sell, there are some absolute must-dos: Thoroughly clean your property from top to bottom – inside and out. Trim overgrown gardens; remove weeds and dead growth and refresh garden beds with mulch. Address any off-putting maintenance issues, such as peeling paint, worn or marked carpets, cracked tiles, dirty grout and loose or rusted gutters (if you’re selling a knockdown or “renovator’s delight”, this step often isn’t necessary). Banish any pet smells. Furnish the home in an attractive but not overly cluttered or personal way, to give potential buyers a perspective on room sizes and to present the home in its best light.
