Townhouses have emerged as the clear frontrunner at Place Estate Agents’ The Day auction event, with affordability driving intense competition across more than 50 auctions citywide and an 82% clearance rate achieved.
Head of Place Auctions, Paul Curtain, said townhouses recorded the highest number of registered bidders, averaging seven per property, as Brisbane buyers continue to prioritise value and convenience.
“Affordability is the main driver right of this trend right now,” Paul said.
“Townhouses are giving families, couples and first-home buyers a chance to stay close to the city without the maintenance or the million-dollar-plus price tags of detached homes. We’re seeing huge depth in that segment, and that demand is flowing through to strong results.”
The standout townhouse sale of The Day came from 1/10 North Street, Newmarket, marketed by Alex Rutherford of Place New Farm, which drew nine registered bidders and a crowd of 50.
The auction saw 31 bids before selling under the hammer for $1.485 million, with bidding narrowing to $1,000 increments in its final stages.
“Within the townhouse market, there’s a sense of urgency from people who’ve been priced out of houses but still want to live in lifestyle suburbs close to good schools and transport,” Alex said.
Joanna Gianniotis of Place Camp Hill sold two townhouses with seven registered bidders per property.
An unrenovated two-bedroom property at 6/35 Pine Street, Bulimba fetched $885,000, while a three-bedroom townhouse at 3/115 Anzac Road, Carina Heights purchased just 20 months ago for $872,000, sold for $1.191 million.
“These results show how strong the townhouse market has become in Brisbane’s inner east,” Joanna said.
“Buyers see them as a smart entry point with great capital growth potential.”
Richard Hain of Place Ascot sold 1/55 Princess Street Camp Hill under the hammer at an in-room auction; a three-bed townhouse that was hotly contested, selling for $1.112 million.
